The information on this page will give you an appreciation of the general nature of villa accommodation and villa rental in Bali , and what you can expect during a stay in one of our villas as our valued guest.

 Bali Villa Rental Seasons
There are basically three villa rental seasons in Bali : low season, high season and peak season. The demand for Bali vacation villas accommodation during the high and peak seasons is very strong, and rental bookings for these periods must be made well in advance. Most Villa owners consider the months of July to September, Chinese New Year (in early February) and Easter to be High Season. Peak season is considered to be the period over Christmas and New Year. Low season is everything else.
As Bali is just south of the equator it attracts holidaymakers from both Northern Hemisphere and Southern Hemisphere countries escaping their respective winters, hence it's high and peak rental seasons in the middle and the beginning/end of the calendar year.
Depending on the villa owner, there is a surcharge during the high and peak rental seasons of 25% to 60% added to the normal (low) rental rate during these periods, and for some villas a minimum rental period of one to two weeks during the peak season is required. Please make sure you read the seasonal rental rates and minimum nightly stay requirements for your selected villa carefully.
Bali Villa Rental Rates
Regular rental rates for high-quality villas in Bali range from about US$180 to US$800 per night during the low season, with surcharges added for booked dates in the high and peak rental seasons.
The rental rate range reflects the rental season dates, the location of the villa, the villa size, the number of bedrooms, amenities and the facilities.
Bali vacation villas with a beachfront location generally incur the highest rental rates, as such Villas are rare in Bali - at last count we could only identify 10 Beachfront Villas, only a small number of which were available from the owners for rental on a short-term holiday basis.
Most coastal Villas in Bali , however, are a short walk or drive away from the ocean - the convenience of having your own private swimming pool outside your door more than makes up for the distance from the beach.
The Bali Villas Holidays rental rate includes your villa staff salaries, your laundry, villa electricity, gas, water, and all taxes.
Your only additional expenses are if you choose to hire a cook, the costs of buying your food and ingredients for the meals you ask your cook to prepare, and your telephone costs.
The preparation of your meals, and all other services provided by the villa staff are included in our villa rental rates.
How we work with Villa Owners
We work with Villa owners in one of two ways: we either rent the villa from the owner direct on an ongoing basis i.e. Bali Villas Holidays has exclusive villa rental rights and is paying the owner for this right, or we share with the owner a percentage of the villa rental amount. Generally where we share in the percentage, the villa owner already has their own on-site villa staff, and Bali Villas Holidays staff are not on-site. In these instances however, the standard of staff service is still very high, and our Guest Services Rep still meets you at the airport, conducts a villa orientation, and is available at any time for questions or to talk.
Villa Ownership
On-island owners, offshore investors, or offshore owners renting their villa out for short-term holidaymakers, are the owners of the Villa properties in our portfolio. All our selected villas are tastefully decorated and furnished and reflect the individual owners taste and style - the interior standard and style differs from antique Asian, Javanese and Balinese furniture to modern art deco and modern designer furniture.
Freestanding Bali Vacation Villas verses Estate Villas
Our portfolio of selected vacation villas represents both Freestanding Villas and Estate Villas. Freestanding Villas are private villas that are on their own without other villas around them. Estate Villas are villas in a secured compound or complex with other villas, where they share common private parking area and security. Estate Villas are still private and do not share common walls or pools etc. Often these Estates have 2-3 Villas of different styles and are built for privacy and luxury. The owner has decided to build a few villas together in order to realize economies on land price, the quantity of material purchased, water treatment systems etc.
Hotel Villas
We also have a number of Hotel & Resort Villas in our selected portfolios. Some of our guests like the idea of having hotel or resort amenities to enjoy, but with the added privacy of a villa with private swimming pool within the hotel area. With these hotel villas, the individual hotels own staff look after you, along with other hotel guests. Your Bali Villas Holidays Guest Services Rep is still available to you, and we are also available to assist you to organize your holidays and activities, should you require.
Villa Construction
The materials that Villa owners use to construct their Villas in Bali varies enormously - Bali is not subject to tropical storms, hurricanes or tornadoes, so the villa buildings are generally made from local material, and for the Villas we have selected and recommend, is of the highest quality and construction. Most Villas are a combination of wood, bamboo, steel and concrete tastefully combined to achieve a tropical open feel. Slate and tiled floors are commonly used to keep Villas cool, while roofs can vary from the grass straw thatching (alang alang) seen in most tourist brochures, to wooden shingle roofs and tiles.
Villa Layout
As the weather in Bali is tropical all year around, the concept behind most Villas is to capitalize on the tropical environment by having very open constructions for the living and eating areas, and with the bedrooms fully enclosed and air-conditioned. Open floor plans between living and dining areas are common, with the inside and outside areas joined by very wide doors or windows - or none at all. Bali lends itself to outdoor living, and dining around pools, and most villas are built to highlight this. Most walls are open-sided, allowing tropical breezes in.
Interior
The villa bedrooms are always air-conditioned and also have ceiling fans. Bedrooms vary from 2 rooms to 6 rooms in all Villas. The bedrooms are built for couples, and tend to be furnished with Queen or King-sized beds, with clothing cupboards and bed stands. Most bedrooms have an en-suite bathroom with a shower that may or may not be open to the sky. Most master bedrooms also have a bathtub/spa. The toilet is western style, and only a few have a bidet. The rest of the living, kitchen, dining and TV rooms are often open, with ceiling fans and/or air-conditioning.
Exterior
The pool is the central focus of the outdoor area in most vacation villas in Bali. Pools are always in ground, can be saltwater or fresh, vary in size, and most are run on biosystem filters and pool solutions. Most outside areas also have a patio, cabana or bale - an undercover, open-sided structure located near the pool, decked out with pillows for sleeping, reading, lazing and massages. All villas have extensive outside furniture for lounging around and taking it easy. There is normally a balcony or veranda with a dining table and chairs for outside dining. The gardens are lush and always full of colorful tropical flowers and plants. The landscaping is always first class and adds to the tropical warm feel. Rarely will you find an outside BBQ, as the cook does all the cooking in the kitchen.
Amenities
All Villas are fully equipped with the entire household items needed to live, as in a normal house. All our Bali vacation villas have full crockery, cutlery, towels, bedding, TV, C-D players, VCDs, refrigerators, cooking facilities, irons, ironing boards etc. Most villas have electronic safes in the bedrooms, but be sure to check carefully our amenities listing for each individual villa.
Electricity and Water
Power supply interruptions are an infrequent part of life in Bali - but they do happen. Most often the interruption is for just a minute or two. Some Villas have on-site generators, but most do not. Bali is fortunate to have a large supply of ground or boar water available. This is filtered before being used in pools and for bath/shower/kitchen/washing use, but is not recommended to drink. All Villas provide electronic hot and cold Water dispensers, with large refillable 20 liter bottles. Your Villa rental fee includes continuous water replenishment.
