We have taken the time to simplify the usual complicated and confusing terms and conditions that you find on most sites about renting a Bali villa. Most of our guests comment to us that they find our terms and conditions about renting a Bali villa clear and understandable. Reservation & Payment Procedure
You reserve and pay for your selected Bali villa in 2 easy steps :
- Fill out our Reservation Form telling us your preferred dates for your villa. We will advise you if your villa is available.
- Fill out our Booking Form providing us with details of your group, and authorizing us to debit your credit card. We will respond with a booking confirmation letter advising you that your villa is both reserved, and paid for.
Our Rental Seasons
Bali has three distinct rental seasons, based on demand: Low, High and Peak. The dates for each rental season are approximately as follows:
Low Season: Mid January to the end of June (16 th January - 30 th June), and the beginning of October to mid December (1 st October - 14 th December).
High Season: The beginning of July to the end of September (1 st July - 30 th September), Easter in mid April (2 weeks), and Chinese New Year in February (1 week).
Peak Season: Mid December to Mid January (15 th December - 15 th January).

The above calendar and dates are the main source we use to determine weather any day is considered low, high or peak for booking purposes. Individual Villa owners however, some times have slightly different dates, and some villas require a minimum stay of 4 to 10 nights during the High and Peak Seasons. Each individual villa listing description details the exact Low, High, and Peak season dates for that particular villa, and if there is a minimum stay requirement.
Payment Amounts
To book your villa you must send us a Booking Form.
If your booking is in the Low Season:
When you make a booking for a Villa to be reserved during low season dates, a booking deposit of 25% of the total rental fee for your villa is required. Once we have received your booking form, and your 25% booking deposit is approved, we will issue you with a Confirmation letter, advising you that we have received your funds, and that we have reserved your selected villa for the period you have indicated. The remaining 75% balance of the rental fee is due at least 60 days prior to your departure date. The reservation will be automatically cancelled if the balance due is not paid by the invoiced date.
* If you book your villa for a period during the low season, and you make the booking less than 60 days before your departure flight, you must pay the full amount of your villa rental fee (100%) and send us our Booking Form.
If your booking is in the High or Peak Season:
When you make a booking for a Villa to be reserved during high or peak season dates, a booking deposit of 50% of the total rental fee for your villa is required. Once we have received your booking form and your 50% booking deposit is approved, we will issue you with a Confirmation letter, advising you that we have received your funds, and that we have reserved your selected villa for the period you have indicated. The remaining 50% balance of the rental fee is due at least 90 days prior to your departure date. The reservation will be automatically cancelled if the balance due is not paid by the invoiced date.
* If you book your villa for a period during our high or peak season and you make the booking less than 90 days before your departure flight, you must pay the full amount of your villa rental fee (100%) and send us our Booking Form .

Rental Payment Methods
We accept Credit Card payment transactions only. You may pay by faxing your credit card details to us at our Reservation & Guest Service Centre, and we will debit your card manually. We are sorry, however we cannot accept cheques, traveler's cheques or cash as payment.
Payment Acceptance
Credit Card payment transactions are received by our bank. Final acceptance of a credit card payment therefore is subject to the approval of our bank. If the bank refuses to accept the credit card for whatever reason, we will advise you as soon as we are notified. We cannot take any responsibility for any surcharges made to or by your credit card issuer in these instances. The most common reason for non-acceptance is lack of funds, so please take the time to ensure your credit card has the necessary funds available.
Bali Villa Rental Rates
All the villa rental rates mentioned on our site are quoted in US Dollars. All the villa rental rates are calculated on a per night basis. The rates we quote for each villa are based on the maximum occupancy number allowed by each villa, as described on each villa-listing page.
Bali Villa Rental Rate Inclusions
The villa rental fee that you pay is inclusive of the following: exclusive use of the villa for the booked period; villa service taxes; all government taxes; airport transfers; welcome package; complimentary bottle of wine; starter food kit; drinking water; all villa gas, electricity and water costs. The rental fee rate does not include any hidden fees.
Bali Villa Rental Rate Exclusions
The villa rental fee that you pay excludes the following: airport taxes, departure/arrival taxes, baggage fees, personal items, food and soft drinks/alcohol, telephone and internet fees, villa damage, additional cleaning, breakage fees, fulltime cook.
Cancellation
All reservations are considered final, and any cancellation of a booking for a stay in low season made less than 60 days before the stay begins, and less than 90 days before a stay begins during high or peak season, is non-refundable. Cancellations more than 60 days before a booked stay in low season, and more than 90 days before a booked stay in high or peak season, will also not be refunded, but if we are able to obtain another guest booking for the same time period, we will credit you for a future rental in the same villa within a 12 month period.
Trip Delay/Change of Booking
We understand that this sometimes happens, and is beyond your control. If you arrive later than planned, and you would like to extend out your holiday beyond your initial booking dates, we will work with you and try to arrange this and a change of return flight dates. It may not be possible, however, if another guest booking and reservation of your villa co-incides with the same days, or a flight cannot be arranged. We do not make a refund for any nights accommodation lost because of your delay of arrival. We also do not make a refund for any nights accommodation lost when you notify us in advance that you are shortening your stay.
Holiday & Travel Insurance
Adequate insurance is essential, as booking deposits and payments are not refundable after a booking has been confirmed. We recommend that you have, or take out, complete and comprehensive Travel & Holiday Insurance for all of your family or group for the entire duration of your trip and holiday. A comprehensive insurance cover will protect you and re-imburse you in the event that you have to cancel your trip and your holiday for family, work or other unforeseen reasons, shorten your holiday, for flight cancellations and flight delays, lost baggage, medical treatment and possibly emergency evacuation.
We suggest that the policy should include, but not be limited to the following cover:
- Loss of deposits through cancellation.
- Loss of deposits through cancellation or delays of transport services.
- Loss or damage to personal baggage and loss of money.
- Medical expenses.
- Additional expenses to cover accommodation and repatriation costs should the holiday need to be extended or curtailed due to illness in Bali , or the need to return home for an emergency.
Liability
Bali Villas Holidays will always do its best to make sure your holiday accommodation arrangements are satisfactory. Bali Villas Holidays acts as an agent for Bali villa owners, suppliers, and contractors supplying transport, accommodation, and services. Bali Villas Holidays does not accept any liability or responsibility for any loss or damage sustained by you as a result of the rendering of our services or accommodation. Bali Villas Holidays does not accept any liability of whatever nature for the acts, omissions or defaults, whether negligent or otherwise, of any service providers in connection with your holiday pursuant to a contract between them and yourselves (which may be evidenced in writing by the issue of a ticket, voucher, coupon or the like) and over whom we have no direct or exclusive control. Bali Villas Holidays does not accept any liability in contract or in tort (actionable wrong) for any injury, damage, loss, delay, additional expenses, or inconvenience caused directly or by force majeure or other events, which are beyond our control. These events include, but are not limited to war, civil disturbance, fire, floods, unusual weather, acts of god, acts of governments or other authorities, accident to or failure of equipment or industrial action.
